Why pay 6% to sell your home? You would be crazy to! You don't have to pay it! Home prices will rise and fall, but one component of selling a home has stayed largely unaffected. The 6% broker fee. However, for my clients who are willing to do a little bit of the work themselves, now they can save thousands of dollars in commission fees.
Many agents will defend charging a 6% commission. Their claim is tha charging 6% will land a higher price, market the home more comprehensively, and shield sellers from the often emotional process of negotiating and closing the sale. My claim is that you can do the same things to market your home for much less and still garner the same purchase price.
One very important and often overlooked factor is the MLS. Most agents turn to the MLS to locate properties to show their buyers. And those buyers that begin their property search online are all searching the same database, the Wasatch Front Multiple Listing Service (WFRMLS).
